Commercial Tile Installation
Tile work for businesses, offices, and commercial properties in Columbine, Ken Caryl, and Littleton.
Tile That Performs Under Commercial Use
Commercial spaces put tile through conditions that residential installations rarely face. High foot traffic, wheeled carts, cleaning chemicals, and the need to maintain appearance over years of continuous use all factor into material selection and installation method. We approach commercial work with those demands in mind from the start.
The tile specifications for commercial floors differ from residential in meaningful ways. Porcelain tile rated for commercial use carries a PEI (Porcelain Enamel Institute) hardness rating of 4 or 5, compared to ratings of 1-3 that are acceptable for light residential use. The coefficient of friction rating matters for wet commercial floors, particularly in restrooms and building entries. We help clients select tile that meets both the visual and performance requirements of their space.
Where We Work
Commercial tile projects we handle include building lobbies and reception areas, multi-stall restrooms, break rooms and kitchenettes, retail floor areas, office corridors, and medical office spaces. Each type of space has its own traffic pattern, cleaning protocol, and code considerations, and we factor those into the installation approach.
Scheduling Around Business Operations
One practical challenge in commercial tile work is minimizing disruption to ongoing operations. We can schedule installation in phases, work during off-hours, or stage work in sections so portions of a space remain usable. This requires more planning than a straightforward residential install, but it is a regular part of how we approach commercial projects.
Grout cure time is a real constraint that affects scheduling. Standard cement-based grout needs 24-72 hours before foot traffic, depending on the product and ambient conditions. Epoxy grout cures faster and is often a practical choice for commercial restrooms where getting the space back online quickly matters. We discuss these tradeoffs with you before the project starts.
Our Commercial Installation Process
We evaluate the substrate, existing conditions, traffic patterns, and any code or ADA considerations relevant to the space.
We advise on tile hardness ratings, slip resistance, grout type, and format based on the specific use of each area.
We schedule work to minimize business disruption, including phased installation or overnight and weekend scheduling when needed.
We clean up thoroughly, walk the completed area with you, and confirm cure times before the space goes back into full use.
